I. Conversation

Every project begins with a conversation. This stage is focused on understanding the homeowner, the property, the goals, the budget, and the overall vision for the project. It also allows both sides to determine whether the project is the right fit. If aligned, the process moves into a formal Design Agreement.

II. Visualization

This phase focuses on design, planning, and early selections. Working with trusted architects, designers, engineers, and specialized consultants when needed, the project is developed through drawings, material exploration, and 3D previsualization to clearly communicate the vision before construction begins.

III. Understanding

Once the design and scope are established, the project moves into detailed pricing. Bids are gathered, vendor options are reviewed, selections are refined, and the construction budget is prepared through a transparent cost-plus model. This phase concludes with a construction agreement, project schedule, and start date.

IV. Execution

This is where the work is executed. Construction is managed with a focus on craftsmanship, organization, communication, and attention to detail. Every effort is made to protect existing spaces, maintain a clean and organized jobsite, and minimize disruption whenever possible. Before a project is delivered, the work is reviewed carefully to address final details, finish items, and overall quality.

V. Refinement

Before the project is complete, every detail is reviewed for quality, function, and finish. Homeowners are walked through important systems, materials, and maintenance considerations so they understand how to care for the completed space. The process concludes with a final walkthrough and delivery of a completed space that feels intentional, cohesive, and ready to be lived in.

VI. Preservation

After move-in, the company remains available to review any necessary follow-up items and support the homeowner through the transition into the finished project. A completed project should not only look right on the final day of construction. It should continue to perform, function, and feel right long after the project is finished.

Cost-Plus Pricing

Scott Norton Homes uses a cost-plus pricing model because we believe it creates a more open, flexible, and collaborative building experience for the homeowner. This structure gives homeowners a clear understanding of where project funds are being allocated throughout construction.

Under this model, projects are built using the actual cost of labor, materials, subcontractors, vendors, and services, along with a fixed management fee established upfront as a percentage of the initial project estimate. Homeowners are able to review bids, invoices, and pricing during the process.

Projects are typically priced using trusted local vendors and subcontractors that Scott Norton Homes has worked with over the years, helping support reliable workmanship, communication, and scheduling. However, bids are not limited exclusively to those vendors. When another supplier, subcontractor, or specialist offers better value or is a stronger fit for the project, those options can be explored.
